14 Harcourt St, Hawthorn East, for sale with $14 million aspiration
ONE of Boroondara’s most illustrious streets could be about to get its fifth address with an eight-figure price tag.
Just weeks after a stunning, heritage-listed home at 16 Harcourt St, Hawthorn East, collected an undisclosed sum beyond $15 million, its neighbour has hit the market with a $12.8 million to $14 million asking price.
The modernised mansion at 14 Harcourt St with a pool, tennis court, sauna and 2528sq m of land is one of the few substantial homes in the street that isn’t a period design.
Kay & Burton Hawthorn’s Sam Wilkinson sold No. 16 and is selling No. 14. He said it was rare to have two of such size in the sought-after street hit the market so close to each other.
“The last house we sold in Harcourt St was in late 2015 at 41 Harcourt St,” Mr Wilkinson said.
“This would be in the top streets in the municipality and across Melbourne.”
For those thinking of buying, the neighbours include well-heeled medical and business luminaries, according to Mr Wilkinson.
And he added that it might not be the last time there is an eight-figured listing in the near future.
“When you are seeing these types of results being achieved it’s only going to instil confidence in not only buyers, but in sellers to offer their homes to the market place,” Mr Wilkinson said.
“And I would anticipate that the positive conditions for selling these homes continue into the new year. We will see a few more of this calibre in the new year.”
Further down the road, a historic manor at 1 Harcourt St has been on the market since May this year with an $18 million to $19.8 million price guide.
RT Edgar’s Glen Coutinho said the homestead known as Talana was the only one he knew of on more than 4000sq m in the street.
The property currently has interest from a number of buyers from China planning to migrate to Australia, with local buyers less interested due to it needing an update.
“The property does need to be updated, but in Harcourt St to have such a prime house with a corner site ... you are talking about someone who wants to be in the top house in Hawthorn East,” Mr Coutinho said.
The Tudor-style property was designed by John Beswicke, who crafted many of the streets most notable homes, and has retained intricate leadlights, fireplaces and chandeliers.
Mr Coutinho said the upper end of the market was being buoyed by the strength of demand for homes in the $6 million to $7 million bracket that was pushing some buyers to higher price zones.
CoreLogic records show Hawthorn East has just four homes sold for more than $10 million, all of them on Harcourt St.
